Dear Sir or Madam,

My name is Imad Itani and I live in Germany. My father was a Lebanese citizen and passed away in Germany on 15 May 2025.

My father told me that he had inherited several properties in Lebanon, including property in/around Beirut and in a mountain region. One property had not yet been fully transferred into his name because certain outstanding payments, fees or obligations still had to be settled. I have some documents relating to these properties and would like to continue and complete the process.

There is also a family registration issue. My father’s first marriage and children were registered in Lebanon, but my mother (his second wife), my younger brother, my late sister and I are, to my knowledge, not properly registered in his Lebanese family records.

I am looking for a lawyer who can investigate my father’s estate, identify his properties and ownership rights, check the Land Registry, clarify the legal heirs and family registration, determine any outstanding payments or obligations, and handle the necessary procedures in Lebanon on my behalf.

As I live in Germany, I would prefer to handle the matter remotely through a Power of Attorney if possible.

Could you please let me know:

1. Whether you can handle the complete case;
2. Which documents you need from me;
3. Which documents/records you can obtain in Lebanon;
4. Whether I need to travel to Lebanon;
5. An approximate cost estimate for your legal services and the expected administrative costs.

I can provide my father’s German death certificate, my birth certificate, identification documents and the property/inheritance documents currently in my possession.

Subject: Request for Druze inheritance opinion and property-transfer representation

Dear Lebanese Miras Law Group,

My name is Rawad. I am one of three sons of a recently deceased Druze man who owned real estate interests in El Abadieh, Baabda, Mount Lebanon.

We are seeking a formal legal opinion and, potentially, representation for the estate process. The deceased left a will naming his wife as beneficiary of his land interests. The properties are still registered in the deceased’s name, and there are three male heirs in addition to the wife.

We particularly need advice on the effect of the will under Druze personal-status and succession law, including whether the wife can inherit the property interests as stated in the will and what rights or procedural role the three male heirs have.

The properties are as follows:
Parcel Area Deceased’s interest
A - 428 m² 100%
B - 1,090 m² 2/3 undivided interest; another co-owner holds 1/3
C - 778 m² 100%
D - 2,709 m² 2/3 undivided interest; the same other co-owner holds 1/3

After the inheritance/title process is complete, the family may consider a negotiated land exchange with the other co-owner. The broad concept, subject to legal and valuation advice, is that the estate or final registered successors would transfer interests in parcels A, B, and C, in exchange for the other co-owner’s 1/3 interest in parcel D, with any appropriate cash equalization.

Before proceeding, we would appreciate your advice on:

-Validity and enforceability of the will under Druze law.

- Whether the timing, wording, execution, witnesses, registration, marriage date, and the birth dates of the three male heirs affect the will.

-The wife’s and the three sons’ respective rights if the will is valid, partly valid, or invalid.

-Required proceedings before the competent Druze court or authority.

-Required estate declaration, inheritance tax/fees, Ministry of Finance clearance, and Land Registry registration process.

-Whether the wife and heirs should be separately represented.

-The appropriate structure and documentation for a subsequent land exchange once title is registered.

- The risks, approvals, tax consequences, and registration fees associated with an exchange of fractional property interests.

Could you please confirm:

-Your firm’s experience with Druze wills, succession disputes, and estate administration;

- Whether you can provide a written legal opinion on the will before we begin title-transfer work;

-Whether you can manage the full process, including court filings, Ministry of Finance steps, Baabda Land Registry registration, and the later exchange;

- The documents you need for an initial review;

- Your fee structure and estimated costs for a phased mandate;

-Whether you have any conflict of interest involving the other co-owner or related parties; and

-Your earliest availability for an initial consultation by video call or telephone.

Once conflict clearance is confirmed, we can promptly provide copies of the will, death certificate, civil-status documents, marriage certificate, heir information, title extracts, property plans, and the preliminary exchange calculations.

My maternal uncle joseph abdo passed away years ago. He owned a piece of land that I was told was worth in the millions. My brothers in Zahle and my cousins along with myself were the inheritors. I live in Canada. Two years ago my brothers informed that they had divided my share of the inheritance through what I can only surmise as fraudulent means. I have absolutely no written information about this. I have tried unsuccessfully to obtain legal representation in Lebanon but I am told that I need to have more information. Can you please let me know if there is any way to follow up with this?

Dear Sir/Madam,

Mrs. Iulia Elena Halawani, residing in Romania, is contacting your office in relation to proceedings currently pending before the Sunni Religious Court in Beirut concerning the late Mounir Chafic Halawani.

We have recently received procedural documents concerning:

- file no. 183/2026, filed by Mrs. Ismat Said Jaafar against the heirs of the late Mounir Chafic Halawani regarding an objection against the will/testament, with a hearing scheduled for 07/07/2026;
- as well as the related divorce and divorce-objection proceedings registered under files 163/2022, 1598/2022 and 10/2025.

Mrs. Iulia Elena Halawani is the current wife of the late Mounir Chafic Halawani and the legal representative and mother of the minor Salma Halawani, aged 14, the recognized minor daughter of the deceased.

Mounir Chafic Halawani held dual Romanian and Lebanese citizenship, resided in Romania, had his last residence in Romania and passed away in Romania. Mrs. Iulia Elena Halawani and the minor Salma Halawani also reside in Romania.

Following the review of the documents communicated from Lebanon, we noted that the minor Salma Halawani does not appear to be mentioned in the procedural documents communicated to date.

For this reason, an informational notice together with supporting family and civil-status documents was sent to the Sunni Religious Court in Beirut exclusively for the purpose of:

- informing the Court about the existence of the current wife and the minor child;
- requesting access to the documents contained in the court file;
- and avoiding the risk of decisions being issued in absentia without the Court being aware of their existence.

No full defence on the merits has been filed and no extensive contentious representation in Lebanon has been requested at this stage.

As Mrs. Iulia Elena Halawani and the minor Salma Halawani reside outside Lebanon and do not have direct access to the court registry or procedural records, assistance is sought strictly for obtaining access to:

- the hasr irth, if issued;
- copies of the will/testament and related objections;
- copies of the procedural submissions and supporting documents filed in the proceedings;
- clarification regarding the persons currently appearing in the succession records;
- and clarification regarding whether the minor Salma Halawani appears in any succession-related records or filings.

The family’s intention is for the main proceedings to remain and be handled in Romania, considering that the deceased resided and passed away in Romania, the close family members and the minor child reside in Romania, and judicial proceedings are already pending here.

There is serious concern that proceedings in Lebanon could become extremely lengthy, costly and difficult to manage remotely.

We would be grateful if you could kindly inform us:

- whether your office could assist with obtaining the above-mentioned documents and procedural information;
- what documents would be required from our side;
- and what the estimated fees would be for such limited assistance.

My father passed away in 2020 and my mother in February 2024. My father left behind a commercial real estate ( an office ). We are 3 siblings, 2 brothers and our sister.
Kindly, I would like to know what the legal procedures and the fees would be for transferring the inheritance to us, when done in Lebanon. Thank you, it's much appreciated.

Hello! I am helping my husband in preparing an application for Italian citizenship through ancestry, and as part of the document-requirements I need to obtain certain official civil records from Lebanon regarding his late grandmother.

Specifically, we require certified copies of all relevant documents that the Civil Status Office holds, including but not limited to:

Death certificate / extract for my husband's grandmother, who passed away in Lebanon on 1987 year;

Birth certificate / extract for my husband and his father;
Marriage certificate / extract for my husband's parents;
Any other civil status document relevant that may support the Italian citizenship claim.
